If you're looking for a home in the Idaho Falls metro and you're only searching within the city limits, you may be missing significant value in areas that are actively developing. And if you're a seller in one of those growth corridors, your home may be worth more than a stale comp from two years ago suggests.

 

Here's what's happening on the ground.

The Southward Corridor: Shelley, Blackfoot, and Bingham County

Shelley and the surrounding Bingham County area have been seeing consistent buyer interest from Idaho Falls families who want more land, more home, or a lower price point without giving up proximity to the city.

 

Cedar Estates in Shelley is one example of a newer development drawing buyers who want a planned community feel with larger lots than what's available in Bonneville County at the same price. The commute to Idaho Falls is manageable, and the trade-off in price per square foot is meaningful, especially for buyers who can work remotely or have flexible schedules.
